Hearing is set on condominiums
at northern entrance to our area
A city official will conduct a public hearing at 11:15 a.m. Thursday, Jan. 19, on a proposal to build a live-work condominium project at the northern entrance to Palms just off the I-10 Rosa Parks Freeway.

The project on the southeast corner of National and Overland (blue border in the map) has changed considerably since it was first broached to the nascent Palms Neighborhood Council some two years ago.

The applicants, Aaron Swerdlow and National Development, are hoping to build a 29-unit residential condominium with 58 resident parking spaces and 15 guest parking spaces, with about 3,250 square feet of ground-floor commercial use (which will have 13 parking spaces). That will provide parking for 86 cars altogether.

All of this requires a zone change, a variance and a zoning administrator's adjustment.

The building would be 50 feet above ground level, with four floors above three levels of subterranean parking.

The public hearing will be in Room 1060 of the Downtown City Hall.

HISTORIC PROPERTY

The parcel in question had been a service station for at least 53 years — and probably much longer.

The editor of The Sun used to buy gasoline at a Richfield station there — in the days before self-service, and before freeways, and before credit cards — when he was a technical editor for Douglas Aircraft publications on National Blvd. in 1953.

Old-timers can remember the place when it actually worked on automobiles, with a grease rack and all the other appurtenances.

Clean-up of the damaged soil will be the responsibility of the Arco Co., the condominium developers have said.

Exposition light-rail section will stop short of Palms
The MTA Board has decided that the first stage of the Exposition light-rail line from Downtown to the beach will terminate near Wesley Street and National Blvd. in Culver City.

An early study had foreseen a big train station between Venice and Washington Blvds. with a parking lot at Exposition and Durango in Palms.

No decision has been reached as to whether the electric passenger train will continue west along the current right-of-way or along Venice Blvd.
Wireless communication facility is planned for Rose Avenue
An application has been filed by Marriane Askew at (714) 799-2000 to install a wireless telecommunication facility on the roof of a two-story apartment building on the southwest corner of Rose and Greenfield Aves. in Westside Village.

The case number is ENV-2005-9271 for an environmental assessment and ZA-2005-9271 for a conditional use permit.
